For French citizens, defiscalization provides an important additional benefit
for investing in property in the Overseas French Territories (such as
St. Martin).
There are two options for French taxpayers: 40%
This means that the French taxpayer gets a 40% break on taxes paid. The
taxpayer/owner is then obligated to rent the villa at a set price of 780F/m²
for the next 5 years. After that he or she can can sell it at market price.
25%
The taxpayer/owner gets a 25% break on taxes but can then rent the villa
for market price for the next 5 years. After 5 years the owner can sell the property.
